Oswego Inc.-operated vacation rentals are privately owned homes. Our properties are not part of any hotel operation. Much like having your own vacation home, they come fully furnished with well equipped kitchens, spare linens, towels, cookwares, dinnerwares, initial cleaning and toiletry supply. These are a self-service apartments, no staff will be on-site so there will be no room service, no daily housekeeping service, no daily change of sheets nor towels. Housekeeping service can be arranged at an extra charge of $8. to 12.50/service, depending on the location.
No additional furnishings, appliances or supplies, other than what is found in the apartment, will be provided.
Parking and laundry facilities are within the vicinity, if not in the building, itself. Parking in the vicinity or within the building may cost $3./day or $70./month. Laundry service normally cost about $.80/kilo (the weight of 5 large towels), some may offer pick up and delivery within 24 hours.
RATES:
Rates quoted are in US dollars but we do accept both US dollar and peso, if paid in person. Our website rates are the lowest rates offered for full month rentals or longer. Expect higher rates for shorter rental terms and peak season. Rates are not guaranteed until confirmed. Daily rates versus nightly rates allow you to move-in as early as 5 am and move-out as late as 5 pm.
Advertised rates are inclusive of furnitures, appliances, supplies, as mentioned, dues and utilities within normal use of electricity, cable, no toll calls, water, hot water, internet connection. Operator assisted calls and other tel. charges, excessive use of electricity, will be deducted from the deposit money or billed to the guest.
Minimum stay requirement vary for each property. We make exceptions when there are openings between bookings. Bookings of less than the required minimum stay may not be confirmed until 2 weeks prior especially during the peak season. 1 week stay is equal to 7 days/6 nights accommodation.
Please note that in order to book your dates accurately and avoid any overlap with existing bookings, it is imperative to provide actual dates of move-in and move-out.
We may offer owner-operated vacation rentals, when requested. These properties will have different standards, terms and conditions from that of Oswego Inc.-operated vacation rentals. We don’t guarantee their service nor the condition of owner-operated vacation rentals. These condos are available to other brokers and marketing agencies, therefore, availability can change very quickly.
REFUNDABLE DEPOSIT AND RENT PAYMENT DUE DATES:
To hold your dates, we require a refundable security deposit of $120. or the current peso equivalence. Reservations are not considered confirmed until security deposit has been received. An emailed deposit bill will be sent once you express your desire to book your dates. Upon receipt of your deposit, a booking confirmation receipt will be issued to acknowledge the deposit received and to provide details of your booking arrangement. Once deposit payment is received, these terms and conditions, are in effect.
Full payment of total rent is required on or before move-in or key/property turn-over.
Deposit received is NOT applied as a downpayment to the total amount due for accommodations. The deposit is to be applied as security deposit for damages, “no-show”, pre-termination plus cost of lost business or to cover unsettled bills or charges incurred during your stay. Remaining balance, if any, will be refunded after move-out clearance is completed.
Deposits received through Paypal will be refunded through Paypal, also . Pls expect Paypal’s processing fees of about $4. to be deducted from your refund. These refunds are processed after a move-out clearance is completed, upon departure.
CANCELLATION POLICY/FORFEITURE OF DEPOSIT:
Cancellations made within 14 days of the move-in or arrival date, “no-show”, pre-termination of original booking arrangements after arrival, will forfeit your refundable deposit plus any cost for lost business and any other special arrangements made. Cancellations made prior to 14 days of move-in or arrival date will be charged a $45. cancellation fee.
No pets nor smoking permitted in the units, otherwise $100. for extra cleaning service will be charged.
Extensions are based on availability only. Check on availability as soon as you know you’d like to extend your stay.
A maximum of 4 persons are allowed in the condos , at any time, except for the 2/3 bedroom condo with a maximum of 6 persons.

Booked guests will be held responsible for any of their companion/s or visitor/s actions for any untoward incidents, intentional or not, that may cause harm, injury, damage or loss to any property or any person/s affected.
These properties are for residential purposes only and shall not be diverted to other uses. Any person/persons hurt or property/properties damaged arising from the use of these properties, shall not hold the property owners, Oswego Inc. or its employees, any liability or responsibility for any loss, injuries or damages incurred. Some of our properties may have balconies or window openings without grills, pls. take the necessary precautions to keep yourself, especially children, away from these areas.
Booking arrangements or negotiations made directly with the property’s owners or anyone not associated with Oswego Inc. are not the responsibility of Oswego Inc. We are not associated with the hotel operations in the buildings where some of our condos are located. No staff on site is authorized to negotiate on our behalf.
