Vacation Rental Terms and Conditions
Oswego Inc. vacation rentals are privately owned homes that are fully furnished with well equipped kitchens, housewares, cookwares, dinnerwares, extra linens, towels with initial cleaning and toiletry supply. We only have 1 condo unit per building except condos VRG1 and VRG2 in Greenhills, which are in the same building. We are not part of any hotel operation so there will be no hotel services, no room service, no housekeeping, no daily change of sheets nor towels but extra sheets and towels are provided. Housekeeping service can be arranged with us at an extra charge of $10.-$12.50/service, depending on the location.
Like many vacation homes, there will be no check-in desk. We are not associated with the staff nor the hotel in the buildings, where our condos are located. Oswego Inc. staff or caretakers are not assigned on-site but the condo buildings have their own maintenance and security personnel, who are available to help at any time of day. Our condos will have theirs and our caretakers’ contact information and other important telephone numbers you might need during your stay.
Utilities are all included in our rates, like cable tv, hot water, local or no-toll calls, internet connection and within normal use of electricity use of up to $40. or P2000./wk or 150 kwh/wk and water use. Normal use means turning off water and appliances, especially the airconditioners when not necessary like when leaving the room or condo.
Pls. note that all our properties have at least, 1 air conditioner and have hot water showers. All have hardwood floors except for our Greenhills condos, which are partially carpeted. Bath tubs are only available in our Greenhills condos. No additional furnishings, appliances or supplies, other than what is found in the apartment, will be provided unless previously arranged or requested, for an extra charge.
No smoking and no pets are allowed in any of these properties, otherwise a $100. cleaning fee will be charged.
Parking and laundry facilities are within the vicinity, if not in the building, itself. Parking in the vicinity or within the building may cost $3./day or $70./month. Laundry service in the area or within the building normally cost about $1./kilo (the weight of 5 large towels), some may offer pick up and delivery within 24 hours.
Owner-operated vacation rentals:
We may offer owner-operated vacation rentals. These properties will have different standards, meaning it may not contain the same items we provide in Oswego Inc.-operated vacation rentals like they may not provide landlines nor internet connection and may not provide extra beddings, extra towels or toiletry/cleaning supplies. We simply offer them if all our Oswego Inc.-operated vacation rentals are already booked for your dates. These condos are available to other brokers and marketing agencies, therefore, availability can change at anytime.
RATES:
Rates quoted are in US dollars but we accept payments in Philippine peso and/or US dollar. Expect higher rates for shorter stay and peak season. Rates are subject to change without notice. It is not guaranteed until confirmed.
Rates are inclusive of furnitures, appliances, initial supplies, mentioned, dues and utilities like cable, internet connection, no toll phonecalls and within normal use of electricity of 150 kwh/wk or up to $40. or P2,000./wk, water, hot water. Operator assisted calls, long distance, cellphone calls, and other telephone toll charges, excessive use of water/electricity, will be deducted from the deposit money or billed to the guest. No maid service included but can be arranged at an extra cost.
Minimum stay requirement vary for each property. We make exceptions for prepaid bookings and when there are openings between booked dates. Expect higher rates when booking less than the required minimum stay. Very short stay of 2/3 nights may be accepted but property of choice may not be confirmed until 1 week prior to the arrival date, especially during the peak season.
Rates are negotiable for full month stay, early bird bookings and pre-paid bookings for advanced booking of at least 1 month prior to arrival.
BOOKING YOUR DATES:
Scheduled Dates:
Please note that move-out date or departure date means the date of actual move-out from the condo, NOT the last night of stay. Arriving after hours like 1 am means you will have to book the previous night, otherwise the condo may already have a guest and not be available for move-in until 3 pm.
Scheduled Time:
In order to book your dates, correctly, please take note that our move-in time is 3 pm and move-out time is 12 noon. To avoid any overlap in our booking schedules or being charged for early move-in or late move-out, negotiations should be done at the time of booking your dates. We can only offer a free extra hour if previously arranged but thereafter, we charge $2.50/extra hour of our scheduled move-in or move-out time.
BOOKING THE CONDO:
To book your dates at any of our condos, we require a Refundable Security Deposit of $120. or P6,000. Just like with Hotels, it’s like a payment guarantee or damage deposit, used for incidentals or damages during your stay.
Once you have expressed the desire to book any of our condos, we email an invoice for you to process for payment. We do not take any of your credit card information, you process our invoice yourself, using your credit or debit card. We use Paypal to process your credit card payments so we will never see your financial information. You don’t need a Paypal account to process these invoices.
We also accept cash payment if paid in person, by deposit to our local bank or by moneygram for exact amount, only. This is a “first come-first served” basis so the first security deposit received will get the condo first.
Refundable Security Deposit
Refundable Security Deposit is NOT applied as a downpayment for the accommodations. It serves as a damage deposit or payment guarantee for cancellations, pre-termination, “no-show”, and damages to the condo or its contents, unpaid services acquired, aside from $100. penalty for smoking or having pets. There are no additional charges except for lost business for last minute cancellations, or to cover unsettled bills or excessive use of water, hotwater or electricity, over 150 kwh or $40. or P2,000./wk, during your stay. Any remaining funds from the security deposit are processed for refund the same way it was received, after a move-out clearance is completed on departure day.
All credit card payments are processed by Paypal so any security deposit received through Paypal, will be reversed as a refund through Paypal, also. Pls expect a deduction from your refund for Paypal’s processing fees of about $4. Only cash payments of security deposit will be refunded in cash, without any processing fee.
Reservations are not considered confirmed until we book the dates upon receipt of the security deposit payment. Pls. check our availability calendars to make sure your dates are available before making any payment.
OPTIONS FOR RENT PAYMENT:
We accept payments in cash, if paid in person, in US dollars or Pesos. We use the current peso exchange rate on the date of payment. Exchange rate may be negotiated at the time of booking our condo. We also accept cash through moneygram in the exact amount only without local charges. No wires, no money orders, no cheques nor echecks are accepted.
We accept credit card payments of $200. or more, processed online through Paypal, only. Credit card payments for rent of less than $200., will be invoiced together with the payment guarantee, otherwise, an additional $5. will be charged to cover the processing fee. Credit card payments have to be processed prior to arrival, to allow for other payment arrangements, if credit card payment fails. Pls. request to be invoiced at least 1 week before your trip.
3 weeks to full month bookings require a non-refundable downpayment of 25% of total rent, at least 60 days prior to move-in date for low peak season bookings (January 16 to November 30) and 90 days prior to move-in date for high peak season bookings (December 1 to January 15).
Full payment for accommodations or any other special service requested is due on or before move-in or key/property turn-over to the guest or any representative. Failure to pay in full by move-in day, will be charged an additional $10. and for every time we return to collect and/or for every day full rent remains unpaid, up to the days that have been paid. Afterwhich, tenant/guest will be required to move-out.
Upon receipt of any payment, a booking confirmation receipt (BCR) is issued to acknowledge the payment made and provide details on property address and telephone number, including move-in instructions. Once payment is received, these terms and conditions, are in effect. So pls. read the latest terms and conditions found in this website or request for a printed copy, prior to making any payment. To avoid scammers using stolen credit cards, refunds of any payment received, cash or credit card, will be processed at least 31 days after the payment was received.
CANCELLATION POLICY/FORFEITURE OF SECURITY DEPOSIT:
Cancellations or changes resulting in a shortened stay, that are made within 31 days of move-in or arrival date or during your stay or ”no-show” on move-in day, will forfeit security deposit payment and/or any pre-payment made plus cost for lost business and any other special arrangements made. Cancellations or changes made prior to 31 days of move-in or arrival date will forfeit $45. of the security deposit payment and any pre-payment made will be refunded once the dates are rebooked.
To avoid penalties for changes made, request should be received within 2 weeks of making the booking. For any changes made to original booking arrangement, we reserve the right to re-assign the booking to a condo unit or property that would best suit our booking schedules.
To avoid being considered a “no-show” and avoid forfeiture of payments, guests should provide their flight arrival number and estimated time of arrival to allow us to check for flight cancellations during delays.
No pets and no smoking are permitted in the units, otherwise $100. for extra cleaning service will be charged.
OTHER DETAILS:
Extensions are based on availability only. Check on availability as soon as you know you’d like to extend your stay.
Excessive use or abuse of utilities such as electricity and hotwater occurs only when guests leave the hotwater/appliances running unnecessarily or leaving the condo without turning off the water or appliances, especially the air conditioner and hot water. For condos with more than 1 air conditioner, using both air conditioners at the same time, for extended period could result in excessive usage thus incurring additional charges.
To comply with building fire codes and avoid disturbance to neighbors, a maximum of 4-5 persons, whether occupants or visitors, are allowed in the condos or its amenities, at any time.
WARNING!
Tenants/booked guests will be held responsible for any of their companions’/ visitors’ unruly behavior/actions, intentional or not, that may cause disturbance, harm, injury, damage or loss, to any property or any person/s affected, whether to other tenants/residents in the building or not.
These properties are for residential purposes only and shall not be diverted to other uses. Any person/persons hurt or property/properties damaged arising from the use of these properties, shall not hold the property owners, Oswego Inc. nor its employees, any liability or responsibility for any loss, injuries or damages incurred. Some of our properties may have balconies or window openings without grills, pls. take the necessary precautions to keep yourself, especially children, away from these areas.
DO NOT CHECK-IN AT THE HOTEL’S FRONT DESK! Oswego Inc. is not associated with the hotel operations in the buildings where some of our condos are located. The hotel staff on-site may try to convince you that you are booked with them. Your payment guarantee is with Oswego Inc., not with the Hotel so it will be forfeited if you decide to stay with the hotel. If you are not using our airport transfer service, we still require your flight arrival information to allow us to check for delays to avoid being considered a “no-show”. Prepaid bookings will have an envelope with their name, waiting at the security guard’s desk, containing the keys to the condo unit, as specified in your booking confirmation receipt. Otherwise, upon arrival, proceed directly to the condo unit, where our caretaker will be waiting for you, if not at the lobby, to turn-over the keys and condo upon receipt of full payment of your rent. No hotel staff on-site is authorized to negotiate or accept payments, on our behalf.
