Vacation Rental Terms and Conditions

Oswego Inc. vacation rentals are privately owned homes that come fully furnished with well equipped kitchens, housewares, cookwares, dinnerwares, linens, towels with initial cleaning and toiletry supply. These properties are not part of any hotel operation so there will be no hotel services, no room service, no housekeeping, no daily change of sheets nor towels. Like many vacation homes, there will be no check-in desk, we are not associated with the staff in the buildings or hotels our condos are located. Our staff are not assigned on-site but we provide all the contact numbers necessary to reach us. The buildings of the condos have their own maintenance and security personnel so we will provide you with all the important telephone numbers for any emergency.  Utilities are all included, like cable tv, hot water, local or no-toll calls, some with internet connection and electricity, within normal use. Housekeeping service can be arranged at an extra charge of $8. to 12.50/service, depending on the location.

Pls. note that all our properties are air conditioned and have hot water. All have hardwood floors except for our Greenhills condos, which are partially carpeted. No additional furnishings, appliances or supplies, other than what is found in the apartment, will be provided unless previously arranged or requested, for an extra charge.

No smoking and no pets are allowed in any of these properties, otherwise a $100. cleaning fee will be charged.

Parking and laundry facilities are within the vicinity, if not in the building, itself. Parking in the vicinity or within the building may cost $3./day or $70./month. Laundry service normally cost about $1./kilo (the weight of 5 large towels), some may offer pick up and delivery within 24 hours. If  provde the laundry service with pick-up and delivery at the concierge desk, our minimum charge is $10./ for up to 5 kilos.

RATES:

Rates quoted are in US dollars but we do accept payments in Philippine peso and/or US dollar.  Expect higher rates for shorter stay and peak season. Rates are subject to change without notice. It is not guaranteed until confirmed.

Rates are inclusive of furnitures, appliances, supplies, as mentioned, dues and utilities like cable, no toll phonecalls and  within normal use of electricity, water, hot water. Most of our condos provide “plug and surf” internet connection, included in the rates. Operator assisted calls, long distance, cellphone calls, and other telephone toll charges, excessive use of water/electricity, will be deducted from the deposit money or billed to the guest. No maid service included but can be arranged at an extra cost.

Minimum stay requirement vary for each property. We make exceptions when there are openings between bookings. Expect higher rates when booking less than the required minimum stay and may not be confirmed until 2 weeks prior to booking dates, especially during the peak season. 1 week stay is equal to 7 days/6 nights accommodation.

Rates are only negotiable for full month bookings and for prepaid arrangements.

BOOKING YOUR DATES:

Please note that for us to prepare the condo for our next booking, we have to impose a standard schedule for a move-in time of no earlier than 3 pm and a move-out time of no later than 12 noon. So in order to book your dates, correctly and avoid any overlap with existing bookings, it is imperative to provide actual dates of move-in and move-out, keeping in mind these standard move-in and move-in schedules.

Arriving at odd times like 1 am does not mean your condo will be available for move-in at 1 am, so you have to book the previous night to do so. Departure date is NOT the last night of stay at the condo. Departure date is the actual date you move-out from the condo. We make exceptions for late or early move-ins and move-outs, depending on whether the day is booked for another party or negotiations included the arrangement. Pls. inform us, accordingly, to avoid being charged an extra day.

To avoid being considered a “no-show” or risk losing their booking and security deposit, pls. provide us your flight number and estimated time of arrival to allow us to check for flight cancellations or delays.

We may offer owner-operated vacation rentals. These properties will have different standards, terms and conditions from that of Oswego Inc.-operated vacation rentals. We don’t guarantee their service nor the condition of owner-operated vacation rentals. These condos are available to other brokers and marketing agencies, therefore, availability may change without notice.

REFUNDABLE SECURITY/DAMAGE DEPOSIT:

To book your dates, we require a refundable security/damage deposit of $120. or P6,000. Deposit received is NOT applied as a downpayment towards rent due. The deposit is applied as security deposit for cancellations, pre-termination, “no-show”, any damages to the condo or its contents, including $100. penalty for smoking or having pets. There are no additional charges except for lost business for last minute cancellations, or to cover unsettled bills or abuse on utility usage incurred during your stay. Otherwise, this deposit is refundable after move-out clearance is completed on departure day.

Deposits received through Paypal will be reversed as a refund through Paypal, also . Pls expect Paypal’s processing fees of about $4. to be deducted from your refund. Only cash deposits will be refunded in cash.

Reservations are not considered confirmed until security deposit or pre-payment has been received. Once you express your desire to book your dates, we will email a deposit request or invoice for you to process by credit card, debit card or paypal balance. Deposit payment in person, is also accepted.

Upon receipt of any payment, a booking confirmation receipt will be issued to acknowledge the receipt of payment and provide details of the booking arrangement, including property address and telephone number, total amount due and move-in instructions. Once deposit or any pre-payment is received, these terms and conditions, are in effect.

RENT PAYMENT OPTIONS AND DUE DATE:

We accept payments in cash, if paid in person, only, in US dollars or Pesos, using the current exchange rate, unless previously negotiated.  No wires, no Western Union, no money orders, no cheques nor echecks are accepted.

We accept credit card payments, if paid online, only. Therefore, these payments have to processed prior to arrival, to allow for other payment arrangements, if online payment fails. To pay by credit card, pls. request to be invoiced for your rent at least 2 days, before your trip.  Credit card payments of less than $200. will be charged an additional $5. to cover for the processing fee incurred. You may choose to pre-pay with your security deposit to avoid extra Paypal’s additional billing charges.

Full payment of rent or any other special arrangement is due on or before move-in or key/property turn-over to the guest or any representative. Failure to pay in full by move-in day, will be charged an additional $10. for every time we return to collect and/or for every day full rent remains unpaid, up to the days that have been paid. Afterwhich, tenant/guest will be required to move-out.

3 weeks to full month bookings are required a non-refundable 25% downpayment, 4 weeks prior to move-in date.

Peak season bookings, December 1 to January 15,  are required a non-refundable 25% downpayment by Sept. 1.

CANCELLATION POLICY/FORFEITURE OF DEPOSIT:

Cancellations or changes resulting in a shortened stay, that are made within 21 days of move-in or arrival date or during your stay or ”no-show” on move-in day, will forfeit security deposit or any rent payment plus cost for lost business and any other special arrangements made. Cancellations made prior to 21 days of move-in or arrival date will be charged a $45. cancellation fee. Pre-paid rent will only be refunded for days condo is re-booked and paid for.

To avoid being considered a “no-show”, guests should provide their flight arrival number and estimated time of arrival to allow us to check for flight cancellations during delays.

No pets and no smoking are permitted in the units, otherwise $100. for extra cleaning service will be charged.

OTHER DETAILS:

Extensions are based on availability only. Check on availability as soon as you know you’d like to extend your stay.

Excessive use or abuse of utilities such as electricity and hotwater occurs only when guests leave the hotwater/appliances running unnecessarily or leaving the condo without turning off the appliances. For condos with more than 1 airconditioner, running both airconditioners at the same time all day could result in additional charges.

To comply with building fire codes and avoid disturbance to neighbors, a maximum of 4-5 persons, whether occupants or visitors, are allowed in the condos or its amenities, at any time, except for the 2/3 bedroom condo with a maximum of 6 persons.

WARNING!

Tenants/booked guests will be held responsible for any of their companions’/ visitors’ unruly behavior/actions, intentional or not, that may cause disturbance, harm, injury, damage or loss, to any property or any person/s affected, whether to other tenants/residents in the building or not.

These properties are for residential purposes only and shall not be diverted to other uses. Any person/persons hurt or property/properties damaged arising from the use of these properties, shall not hold the property owners, Oswego Inc. or its employees, any liability or responsibility for any loss, injuries or damages incurred. Some of our properties may have balconies or window openings without grills, pls. take the necessary precautions to keep yourself, especially children, away from these areas.

DO NOT CHECK-IN AT THE HOTEL’S FRONT DESK! Oswego Inc. is not associated with the hotel operations in the buildings where some of our condos are located. The hotel staff on-site may try to convince you that you are booked with them. Your security deposit is with Oswego Inc. and will be forfeited if you stay at the hotel. If you are not using our airport transfer service, pls. provide your flight arrival information to allow our caretaker to be at the condo unit on time, to turn-over keys and condo upon receipt of full rent payment. Upon arrival at the building, proceed directly to the condo unit assigned per your booking confirmation receipt. No hotel staff on-site is authorized to negotiate or accept payments, on our behalf.
