I wholeheartedly enjoyed my stay in the BSA unit. I actually wished I did know about it ahead, I could have stayed there my entire trip. Definitely a home away from home. Perfect location in Makati. my girlfiend and i stayed at the prince plaza 2 on 101 dela rosa street in makati. the building and apartment itself is clean and in very good condition with no bugs to speak of, except a few ants and a geko. which we thought was no big deal. the location is great, it’s so close to all the best malls and places to eat in makati. and just a 15 minute walk to all the adult bars and clubs. taxi’s and busses are so easy to get. the security guards and doormen are very nice and helpful. i would recommend this place to anyone who wants to be in the city but not right in the red light district, very tasteful place, good for the family with kids of any age.

A no fuss kind of transaction. The unit was exactly as described in the ad. Except that they didn’t mention that the building door is EXACTLY adjacent with the entrance of Greenbelt 5(the newest high end mall in Makati). Which was a big PLUS in my opinion. It also made me feel safe in the location because of all the greenbelt shops with a lot of security. Thank you Jeannie for giving us the opportunity to rent a great place in a great location!!! I will definitely rent again when I come back a year or 2 from now! I’m blessed to have found this place!!!

Thanks for the excellent customer service especially for accommodating our airport transfers in a short period of time. We really like the location of Prince Plaza II even before but we got a cheaper rate than normal hotel rates through Oswego Inc.

Perfect for the singles maybe for couples, too! But definitely for the city folk and not for rural types. Very urbane, quaint and sophisticated property—location location location….If you like to shop and be located where people know the address! Prince Plaza ll is for you! I would definitely stay here all the time! Every single item in the room is described well except that it is not claustrophobic because of its, floor to ceiling windows! Open and spacious. Maybe can fir families of 4 since there is a divider! For the sophisticated and the very posh!”

My husband, Atty. Luciano E. Salazar, now deceased and I were probably one of the first people who gave Oswego Inc. their first experience in handling properties. With their assistance, in 1988, we bought our annual vacation place in Vancouver, Canada. A 2400 sq. feet, 7th floor condominium at the Lord Stanely Tower . They meticulously attended to the unit, kept the place in good repair, paid the bills, reported details of the expenses with a statement of account. Not only did they take care of our unit but also that of our friend’s penthouse unit above us, which made our friend truly grateful for their help.

We also became partners in building a luxury home in prestigious South Granville/Shaughnessy area of Vancouver. No expense was spared which made the home stand out for its durability and grand style. In 1991, inspite of moving their business across the border to Seattle, they still managed to help take care of the units they handled and also helped in shipping our belongings to the Philippines when we eventually sold ours in 2001. They also helped with the purchase of my niece’s home when she first came to Canada as a landed immigrant. Needless to say, we are more than satisfied with their service and would, certainly, recommend them.

Since March of 2003, we received the professional service of the people now officially called, Oswego Inc. They have been performing the following in our condominium unit at the Galeria de Magallanes, Makati City: prepare a schedule of occupancy for vacation rental; cleaning, setting up, decorating with native flowers and native fruits; managed the finance of the unit, its collections, payments of bills and handled the money by keeping a monthly bank statement; looked after all necessary repairs of the unit, purchase of furniture or equipment that is required to keep the unit up dated and presentable; preparing the unit for a long term lease arrangement and the signing of it, on our behalf.

As for their personal service to us or vacation renters, they arranged for home service masseuse, house helper and /or driver. They also did personal shopping and helped send money for love ones and looked after our charitable donations.

Before they officially became Oswego Inc., they have been helping me for a long time. They handle paying annual taxes for our property. They give us updates and advise regarding real estate in the Philippines . They also send our gifts or flowers to family or friends, as requested. Jeannie also did shopping for me, during my difficult time in my life. I will watch for my email and want to read what she sent me. They’ve always been a life saver whether as a personal shopper for clothes or gowns made of pina or intricate jewelries, always the best of taste . We purchased our condo early this year. As Canadians, we needed to rely heavily on someone negotiating on our behalf. That is just what we were provided. Oswego Inc. protected our interest and managed to get us a discount inspite of all the negotiations made on our behalf.

We are in the process of furnishing the condo now and so far, we are very pleased with their good work ethic and high level of professionalism. The design ideas provided were very helpful from paint color, window treatment ideas, storage solutions to hiring carpenters to customize our lighting needs, bed headboard etc. We were provided with a wide selection of furniture, appliances, window treatments and accessories (with the corresponding price list) to choose from which enabled us to stay within our limited budget. They go out of their way to look for furnishings that will best suit our needs and reduce our costs. We are frequently updated with all receipts for our reference without us asking for them.

We admire their high level of financial accountability and transparency. The service they provide is invaluable especially to foreign residents like us. We are truly grateful.

Vacation Rental Terms and Conditions

Oswego Inc. vacation rentals are privately owned homes. These properties are not part of any hotel operation. Much like having your own vacation home, there are no full time staff on-site so there will be no room service, no housekeeping, no daily change of sheets/towels. They are self-service apartments that comes fully furnished with well equipped kitchens, with housewares, spare linens, towels, cookwares, dinnerwares, initial cleaning and toiletry supply. Utilities like cable tv, hot water, local or no-toll calls, some with internet connection and within normal use of electricity/water, are all included.  Housekeeping service can be arranged at an extra charge of $8. to 12.50/service, depending on the location.

Pls. note that all our properties are air conditioned and have hot water. All have hardwood floors except for our Greenhills condos, which are partially carpeted. No additional furnishings, appliances or supplies, other than what is found in the apartment, will be provided unless previously arranged or requested, at an extra charge.

No smoking and no pets are allowed in any of these properties, otherwise a $100. cleaning fee will be charged.

Parking and laundry facilities are within the vicinity, if not in the building, itself. Parking in the vicinity or within the building may cost $3./day or $70./month. Laundry service normally cost about $1./kilo (the weight of 5 large towels), some may offer pick up and delivery within 24 hours.

RATES:

Rates quoted are in US dollars but we do accept payments in Philippine peso and/or US dollar.  Expect higher rates for shorter stay and peak season. Rates are subject to change without notice. It is not guaranteed until confirmed. 

Rates are inclusive of furnitures, appliances, supplies, as mentioned, dues and utilities like cable, no toll phonecalls and  within normal use of electricity, water, hot water. Most of our condos provide “plug and surf” internet connection, included in the rates. Operator assisted calls, long distance, cellphone calls, and other telephone toll charges, excessive use of water/electricity, will be deducted from the deposit money or billed to the guest. No maid service included but can be arranged at an extra cost.

Minimum stay requirement vary for each property. We make exceptions when there are openings between bookings. Bookings of less than the required minimum stay may not be confirmed until 2 weeks prior especially during the peak season. 1 week stay is equal to 7 days/6 nights accommodation.

Please note that in order to book your dates accurately and avoid any overlap with existing bookings, it is imperative to provide actual dates and time of move-in and move-out. We make exceptions for late or early move-ins and move-outs, depending on whether the day is booked for another party or negotiations included the arrangement. Otherwise, normal move-in time is 3 pm and move-out is 12 pm.

We may offer owner-operated vacation rentals. These properties will have different standards, terms and conditions from that of Oswego Inc.-operated vacation rentals. We don’t guarantee their service nor the condition of owner-operated vacation rentals. These condos are available to other brokers and marketing agencies, therefore, availability may change without notice.

REFUNDABLE SECURITY DEPOSIT:

To hold your dates, we require a refundable security deposit of $120. or P6,000. Deposit received is NOT applied as a downpayment towards rent due. The deposit is applied as security deposit for any damages to the condo or its contents, including $100. penalty for smoking or having pets, ”no-show” on move-in day, any cancellation or pre-termination of booking arrangement, plus cost for lost business or to cover unsettled bills or charges incurred during your stay. Otherwise, this deposit is refundable after move-out clearance is completed on departure day.

Deposits received through Paypal will be reversed as a refund through Paypal, also . Pls expect Paypal’s processing fees of about $4. to be deducted from your refund. Only cash deposits will be refunded in cash.

Reservations are not considered confirmed until security deposit has been received. Once you express your desire to book your dates, we will email a deposit request or invoice for you to process by credit card, debit card or paypal balance. Deposit payment in person, is also accepted.

Upon receipt of deposit payment, a booking confirmation receipt will be issued to acknowledge the deposit received and provide details of the booking arrangement, including property address and telephone number, total amount due and move-in instructions. Once deposit payment is received, these terms and conditions, are in effect. 

RENT PAYMENT OPTIONS AND DUE DATE:

We accept payments in cash, if paid in person, only, in US dollars or Pesos, using the current exchange rate, unless previously negotiated at the rate on the date booking was confirmed.  No wires, no Western Union, no money orders, no cheques are accepted.

We also accept credit card payments, if paid online, only. Credit card payments of rent needs to be processed online prior to arrival, to allow time to make other arrangements, if online payment fails.  Credit card payments of rent for less than $200. will be charged $5. to cover for the processing fee we incur.

Full payment of rent or any other special arrangement is due on or before move-in or key/property turn-over to the guest or any representative. Failure to pay in full by move-in day, will be charged an additional $10. for every time we return to collect and/or for every day full rent remains unpaid, up to the days that have been paid. Afterwhich, tenant/guest will be required to move-out.

CANCELLATION POLICY/FORFEITURE OF DEPOSIT:

Cancellations or changes resulting in a shortened stay, that are made within 21 days of move-in or arrival date or during your stay or ”no-show” on move-in day, will forfeit security deposit or any rent payment plus any cost for lost business and any other special arrangements made. Cancellations made prior to 21 days of move-in or arrival date will be charged a $45. cancellation fee.

No pets and no smoking are permitted in the units, otherwise $100. for extra cleaning service will be charged.

Extensions are based on availability only. Check on availability as soon as you know you’d like to extend your stay.

To comply to building fire codes and avoid disturbance to neighbors, a maximum of 4 persons, whether occupants or visitors, are allowed in the condos or its amenities, at any time, except for the 2/3 bedroom condo with a maximum of 6 persons.

WARNING!

Tenants/booked guests will be held responsible for any of their companions’/ visitors’ unruly behavior/actions, intentional or not, that may cause disturbance, harm, injury, damage or loss, to any property or any person/s affected, whether to other tenants/residents in the building or not.

These properties are for residential purposes only and shall not be diverted to other uses. Any person/persons hurt or property/properties damaged arising from the use of these properties, shall not hold the property owners, Oswego Inc. or its employees, any liability or responsibility for any loss, injuries or damages incurred. Some of our properties may have balconies or window openings without grills, pls. take the necessary precautions to keep yourself, especially children, away from these areas.

DO NOT CHECK-IN AT THE HOTEL’S FRONT DESK! Oswego Inc. is not associated with the hotel operations in the buildings where some of our condos are located. The hotel staff on-site may try to convince you that you are booked with them. Your security deposit is with Oswego Inc. and will be forfeited if you stay at the hotel. If you are not using our airport transfer service, pls. provide your flight arrival information to allow our caretaker to be at the condo unit on time, to turn-over keys and condo upon receipt of full rent payment. Upon arrival at the building, proceed directly to the condo unit assigned per your booking confirmation receipt. No hotel staff on-site is authorized to negotiate or accept payments, on our behalf. To avoid being scammed, pls. communicate directly with us, either by email at oswegoinc@yahoo.com or by phone from any of our contact numbers on this site or on the issued confirmation receipt, only.

Booking arrangements or negotiations made directly with the property’s owners or anyone not associated with Oswego Inc. are not the responsibility of Oswego Inc.
